South Miami is a small city of about 12,000 residents next to Coral Gables and the University of Miami. Its downtown along Sunset Drive mixes restaurants and shops with offices, and the South Miami Metrorail station makes it one of the easier places in the area to live without driving everywhere.

Most housing is single-family, with tree-lined streets and mid-century homes, plus a smaller supply of condos and townhomes close to downtown and the Metrorail line.

What buyers look for

The South Miami Metrorail station connects to Coral Gables, Brickell and downtown Miami, and Dadeland and the University of Miami are a short drive away. Baptist Health South Miami Hospital is in the city.

What's nearby

South Miami borders Coral Gables to the north and east, with Pinecrest to the south and Kendall to the southwest. The Shops at Sunset Place sits on U.S. 1 at the edge of downtown, Dadeland Mall is a short drive south, and the University of Miami campus is just across U.S. 1 in Coral Gables. Many errands, restaurants and appointments are a few minutes away, which is a large part of the city's appeal.

Homes you will find

Most of the city is single-family: mid-century homes on generous lots under a mature tree canopy, along with newer custom homes where older houses were replaced. Condos and townhomes are concentrated near downtown and the Metrorail line.

Before you buy

Older homes deserve a close look at roofs, plumbing and electrical systems, and at whether past additions were permitted. If you plan to renovate or rebuild, check the city's zoning and permitting rules first. Get insurance quotes during the inspection period and check the flood zone for the specific address.
