What Your Miramar Dollar Actually Buys, East To West

If you're comparing Miramar to Weston, Pembroke Pines, or Miami Lakes on a portal, you've probably anchored to a single number somewhere around $549,000. That number is not wrong. It is also not a market. It is the arithmetic mean of two housing markets that happen to share a city seal, and once you're under contract you stop paying the median and start paying whichever of those two markets you actually chose.

The friction shows up at inspection and in escrow, not on the search results page. A west-side buyer discovers the HOA estoppel is a document with teeth. An east-side buyer discovers the 1978 electrical panel is not a cosmetic issue. Both were quoted "the Miramar market." Neither bought it.

The citywide median is two markets sharing a zip prefix

In July 2026, Miramar homes were listed at a median price of $549K, a 2% decrease from July 2025, with a median $304 per square foot, also down 4% year over year. Median days on market that month sat at 87. Those are the citywide figures. Now split the city along I-75 and the picture stops averaging cleanly.

The 33023 and 33029 Zillow typical values come from the same index on the same day. Zillow's segment-level typical values place 33023 at $424,790, 33025 at $391,212, 33027 at $466,712, and 33029 at $672,547. That is a 72% spread between the eastern and western halves of a single city.

Inside 33029 the spread widens again. Silver Lakes single-family homes currently list from $549,900 to $1,750,000. In May 2026, Sunset Lakes homes were listed at a median price of $1.04M. Over the trailing twelve months, Sunset Lakes' median sale price was $957,575, down 4% year over year. Meanwhile east Miramar entry stock in older communities can be found closer to $175,000. The "median" is the answer to a question no actual buyer is asking.

What the west-side price is really buying

A buyer writing an offer at Sunset Lakes or Silver Lakes is not paying for square footage at the marginal rate the portal quotes. They are paying for square footage plus a bundled amenity subscription that runs for as long as they own the home.

At Sunset Lakes the master HOA runs from roughly $252 to $473 per month for single-family homes and around $433 for townhomes. That fee is not landscaping money. It includes 24-hour guard security, property insurance for common areas, trash removal, cable TV and internet, and a recreation package that covers a clubhouse, swimming pool, spa, cabana, fitness center, sauna, game room, hobby room, business center, tennis and pickleball courts, basketball court, community kitchen, picnic and barbecue areas, bar/lounge, community park, playground, and walking or jogging trails. Sunset Lakes has two named master subdivisions, Grand Isle and Monaco, and inside those you'll see Regal Cove and Isles at Sunset Lakes listed in individual remarks. Each sub-community has its own fee stack on top of the master.

Silver Lakes carries a comparable structure through its Grande Cay gated section, and neighboring Riviera Isles, Monarch Lakes, Nautica, Vizcaya, and Chapel Trail all follow the same architecture: master association, sub-association, sometimes a third layer for a specific street.

Then there is the tax line. In zip 33029, the median real-estate property tax for a mortgaged housing unit in 2024 was $6,682, and the median monthly owner cost for units with a mortgage was $3,245. Add master HOA plus sub-HOA plus insurance plus taxes and the "what's my payment" number that a west-side buyer writes on a napkin is materially different from the mortgage calculator on the listing page.

Marketing time reflects the pricing complexity. Sunset Lakes recorded 58 homes changing hands in the year ending May 2026, with an average asking price of $991,015, an average selling price of $948,399, a 96% list-to-sell ratio at $281 per square foot, and an average 95 days to sell. Redfin scores Sunset Lakes 26 out of 100 on competitiveness, with homes selling in around 88.5 days on average. This is not a market where a first offer at asking is normal. It is a market where a well-prepared buyer negotiates.

What the east-side "no-HOA" freedom actually costs

Cross I-75 going east and the arithmetic inverts. You lose the amenity bundle, you lose the deed restrictions, and you gain a housing stock built decades earlier that has not necessarily been maintained on a west-side capex schedule.

The listing remarks tell you what to expect. On the east side, sellers are writing about capital improvements the way west-side sellers write about lake views. Look at what shows up in the no-HOA inventory: "The tile roof was completed in 2024. The A/C, the electrical panel, the plumbing and the water heater were replaced in 2022." That is a seller telling a buyer, in code, that everything expensive is new. It is also a seller telling you which line items you would otherwise be underwriting yourself. A tile roof replacement in Broward routinely runs mid-five-figures. An electrical panel swap is not cosmetic. Plumbing in a home built before 1985 is a real diligence issue.

Then there is what "no HOA" doesn't mean. It doesn't mean no rules. It means the rules are Broward County's and Miramar's building department's, not a board's. Garage-to-bedroom conversions that were not permitted at the time show up on more than one east-side listing. In older east Miramar inventory currently in Opportunity Zone tracts, fourplex configurations trade as investor product rather than owner-occupant homes. Neither is a defect. Both are things the median doesn't warn you about.

There is a real trade the east side offers that the west doesn't: you get to renovate to your own taste without a design review committee, you can park the pickup in the driveway, and your monthly carry is a mortgage plus taxes plus insurance and stops there. For the right buyer that trade is worth the older systems. For the wrong buyer it becomes a slow bleed of surprise capex.

The information a portal doesn't price

Two data points from the citywide picture matter more than the median itself.

As of February 2026, Miramar was holding 6.7 months of supply, with only 12.5% of homes selling over asking price, down from 24.32% a year earlier, and a 97.35% sale-to-list ratio.

Those numbers come from Houzeo's February 2026 read and describe a market where buyers have leverage on paper. In practice, that leverage is not evenly distributed. Homes in Miramar spend 60 to 74 days on market on average, while overpriced homes in premium zips like 33029 can sit for 90 days or more. The west-side seller who prices to the peak of 2023 is the person creating the buyer's market. The east-side seller with a 2024 roof and correctly priced list is often not.

The pattern for a mid-cycle 2026 buyer looks like this: on the west side, use the DOM to negotiate; on the east side, use inspection to negotiate.

How to read a Miramar listing when the median is meaningless

  1. Find the zip code before you find the price. 33023 and 33029 are different products.
  2. If the listing is inside a master-planned community, ask for the estoppel and the sub-association fee schedule before you write the offer, not after.
  3. If the listing is no-HOA east side, ask for the four-point inspection age on roof, electrical, plumbing, and HVAC before the general inspection, not during.
  4. Compare against the community, not the city. Sunset Lakes' 95-day average and 96% list-to-sell ratio is the comp set for a Sunset Lakes home, not Miramar's 87-day citywide figure.
  5. Model the full carry. Master HOA plus sub-HOA plus 33029 tax load can add more than $1,000 a month to a payment that the mortgage calculator hides.

Quick answers

Is Miramar a buyer's market in 2026? On paper, yes. In practice it depends on the zip. The east side is more balanced than the citywide number suggests because inventory clears faster at lower price points. The west side is genuinely soft above $900,000, where correctly priced homes still take three months and mispriced homes take longer.

Do all Miramar homes have HOAs? No. There are currently 91 Miramar homes for sale with no HOA fees, concentrated in older east-side neighborhoods. West-of-I-75 gated inventory almost always carries a master and a sub-association.

Is the west side always more expensive? Almost always at the median, but not always at the margin. A renovated east-side home on an oversized lot with new systems can trade above an entry-level west-side townhome. Compare community to community, not zip to zip.

What's the single biggest number a Miramar buyer misses? The total carry. Mortgage plus taxes is not the answer. In 33029 add master and sub-HOA, and hurricane-hardened insurance. In 33023 add near-term capex on roof and systems if the seller hasn't already done it.

Two Miramars, one city name, one very misleading median. The buyer who reads the listing the way an underwriter reads it, zip first and community-level comps second, ends up paying for the house they wanted. The buyer who reads the portal ends up paying for the average.
